Hello "Shadow Ridge of Traverse Mountain" Neighbors!
As your neighborhood representative, I wanted to summarize what was discussed in the most recent HOA Representative’s meeting on Oct 27th.
First, there are two openings on the board of directors. In order to fill these spots, we will be forming a nominating committee. Look for more information to come from TMMA if you are interested in volunteering.
Secondly, we discussed the budget and how the current monthly assessments are not meeting our needs. The board of directors has proposed an increase of $10-$15 to our current monthly assessments. Look for a copy of this budget in the mail from TMMA to help you get the big picture. A town hall meeting will be held on Wednesday, November 9, 2016 at 6:00 p.m., where you can ask questions and give feedback. Included in the budget mailing from TMMA is a brochure on our amenities, including information about clubhouse and pool access, free activity room reservations six times a year (two of those during swim season), fitness classes and special events.
Higher-than-anticipated construction costs (for the pool/clubhouse) and increased interest rates on our variable loan, are in part responsible for projected 2017 expenses. Additionally, the board has proposed a new web site and ramped-up marketing efforts to help showcase our master planned community and add value to our development. The new assessment would also help us continue to make improvements to our community, such as building out a workout facility on the second floor of the clubhouse.
The neighborhood representatives discussed residents’ potential concerns with this unanticipated increase and how best to meet our association’s needs. We also recognized that many similar communities have much higher assessments. We would love to get your feedback on these issues at the upcoming town hall meeting.
