HOA Rep Meeting Recap Letter

Hello "Shadow Ridge of Traverse Mountain" Neighbors!

As your neighborhood representative, I wanted to summarize what was discussed in the most recent HOA Representative’s meeting on Oct 27th.

First, there are two openings on the board of directors.  In order to fill these spots, we will be forming a nominating committee.  Look for more information to come from TMMA if you are interested in volunteering.  

Secondly, we discussed the budget and how the current monthly assessments are not meeting our needs.  The board of directors has proposed an increase of $10-$15 to our current monthly assessments.  Look for a copy of this budget in the mail from TMMA to help you get the big picture.  A town hall meeting will be held on Wednesday, November 9, 2016 at 6:00 p.m., where you can ask questions and give feedback.  Included in the budget mailing from TMMA is a brochure on our amenities, including information about clubhouse and pool access, free activity room reservations six times a year (two of those during swim season), fitness classes and special events.

Higher-than-anticipated construction costs (for the pool/clubhouse) and increased interest rates on our variable loan, are in part responsible for projected 2017 expenses.  Additionally, the board has proposed a new web site and ramped-up marketing efforts to help showcase our master planned community and add value to our development.  The new assessment would also help us continue to make improvements to our community, such as building out a workout facility on the second floor of the clubhouse.

The neighborhood representatives discussed residents’ potential concerns with this unanticipated increase and how best to meet our association’s needs.  We also recognized that many similar communities have much higher assessments.  We would love to get your feedback on these issues at the upcoming town hall meeting.  Also, we are putting together a survey that we will send out by email soon.  In the meantime, please feel free to contact me at heather_kathryn@me.com with any questions or comments.

Traverse Mountain Clubhouse & Pool

»» Hello Shadow Ridge of Traverse Mountain Neighbors!! ««

As your Shadow Ridge HOA Rep, I am happy to pass on these updates and details about the brand new beautiful Traverse Mountain Community Clubhouse and Pool that is ON SCHEDULE to open the end of May 2016!!! As a long time resident of Traverse Mountain, I am SUPER excited to see this unfold and finally come to be! Our HOA and Traverse Mountain Residents have worked hard to make this happen, thank you!

POOL DETAILS

» Total pool size is 7000 sq ft 

» Deep End (10ft 5in) will include 6 swimming lanes & a diving board (on NW side of deep end)

» Blocks will be put in for the future Traverse Mountain SWIM TEAM!

» Shallow end of the pool will have beach entry with the depth ranging from no more than 3-4ft

» Beach access area will have a splash pad like feature (will post pictures as soon as available.)
» Also possibly in the works will be a water slide located in the deeper end of the shallow side of the pool (completion/install date TBA.)

» Lifeguards will be providing swim lesson sign ups

» The plan is to have access cards that will be required to enter the clubhouse and pool area

CLUBHOUSE DETAILS 

» The clubhouse will be 3 LEVELS (main level accessible to pool, mid level & top level)

MAIN LEVEL (Bottom level)

» Again, this level is pool side accessible 

» Includes Locker Rooms, Bathrooms & Showers, Recreation room (pool table, ect), 

Concessions & Pool Office

» Also incudes 3 party rooms which are sized at approximately 24'x24' 

» 2 of the party rooms can be opened up as 1 room totaling in size of approximately 24'x48'

» These party rooms will be available for reservation (first come, first serve) *cleaning fee required

» All party rooms include a FULL KITCHEN and a BBQ in front of the rooms, pool side

» You will be able to pull right up to the party rooms for convenient loading and unloading! 

(Parking spaces plan to be reserved for this purpose)

» Party rooms are also air conditioned and heated

MID LEVEL  

» Includes Offices for HOA 

» Small Gym/Fitness Room (approx. 700 sq. ft) with minimal workout equipment (completion TBA)

» A lower OUTDOOR DECK that is approximately 600 sq. ft, which will be perfect for fitness classes, etc and may be reserved (first come/first serve.)

TOP LEVEL

» This level will premiere a grand and beautiful RECEPTION ROOM equip with FULL KITCHEN 

» To my understanding, this room will sport full west facing windows overlooking Utah Valley with some posh views!

» This Grand room is sized at approximately 3600 sq. ft

» There is also an upper OUTDOOR DECK off of the Reception Room (approx. 600 sq. ft)

» This level may be RESERVED (first come/first serve)...perfect for any special event (family reunions, wedding receptions, parties...you get the point!!) *cleaning fee required

» Also on the top level will be a receptionist area available for taking phone calls, inquiries and to take reservations
